OUR B&B POLICY

RATES

The barn rate is based on 4 adults and 2 children maximum occupancy. The cottage first floor apartment is based on maximum 8 people occupancy.
The cottage suite is based on double occupancy for the double bed room, and triple occupancy for the double + single beds room.

CHECK IN/OUT

Check in is after 3:00 p.m. and check out is by 10:00 a.m. We will honor a late check out if possible and at your request.

FRONT DESK

We offer desk availability from 9:00 a.m. until 10:30 a.m. and 5:00 p.m. until 7:00 p.m. from Monday to Friday. Saturdays from 7:00 a.m. until 8:00 p.m. Sundays from 9:00 a.m. until 6:00 p.m. Our availability on holidays is the same as Sunday hours.

DEPOSITS

Booking for arrival within the next 30 days: full payment is required
Booking with an arrival date later than 30 days: we ask for a 50% deposit at the time of booking, and balance payment 30 days before arrival
Our bank account is provided automatically upon completion of the booking process

CANCELLATIONS

Cancellations made more than 30 days prior to arrival: we charge 1 night of the booking
Cancellations made within 30 days of arrival: no refund

TAXES, GRATUITIES, & CREDIT CARDS

All rates are subject to the stay tax of Toscana: 1,00€ per person over 12 years old per day for maximum 3 days, for the months of march through October.
Gratuities for the housekeepers and breakfast servers are left to each guest’s discretion. All major credit cards are accepted.

BREAKFAST

Our continental breakfast buffet is included. We serve breakfast from 7:30 until 10 a.m.

SMOKING

Smoking is not permitted at any place on our property, even in the garden, due to fire risks. A $200 cleaning fee will be charged if you choose to smoke in your room.

CHILDREN WELCOME

Children of all ages are welcome. We can supply a cot or crib if needed, please ask for it in advance.

DOGS WELCOME

We welcome well-behaved dogs (1 per family maximum) free of charge. Dogs must are not allowed to be left alone in the room and you are responsible for any damages.
